Here are some of the more common costs and fees associated with selling your home:
Principal Balance on the First and Second Mortgage Interest Adjustment on First and Second Mortgage Payoff (One month's interest or one month's payment) Payoff other Liens/Obligations (e.g. Tax, Indemnity Deed of Trust, Court Judgments, etc.) Water Escrow ($150.00--$500.00) Brokerage Fee (negotiable, generally 6% but varies from situation to situation) Settlement Fee ($125.00--$350.00) Release Preparation Fee ($75.00--$150.00 per lien) County Transfer Tax (usually split with buyer) State Transfer Tax (usually split with buyer) State Recordation Tax (usually split with buyer) Release Recording Fees ($50.00 per lien) Termite Inspection Fee (Not including any treatment and or repairs if required.) ($45.00--$100.00) Well and/or Septic Certification Fee ($50.00--$200.00) Messenger / Courier Fee ($50.00--$75.00) Condominium/Homeowners Association Fee Adjustments (Including Special Assessment, if applicable.)
